following are available at no charge unless
otherwise noted:
Sound Stage Dimensions:
80’ X 120’ with 35’ to the grid.
Specialty-built A/C System:
Only sound stage in the world with 11 custom built
A/C units operated by a Lutron remote control system
that are designed to turn on and off hundreds of
times per day on command. The A/C units drop off in
5 seconds and return to full A/C operation upon
“Cut” within 30 seconds.
Water Tank Drains:
There are 10 Quick-release water drains
throughout the perimeter to accommodate water tanks
that can be constructed to a depth of 25’ and cover
as much floor space as needed.
Fire Smoke Evacuation
System: It contains a dynamic smoke
evacuation system which can accommodate live fires
inside the sound stage of any kind. There are four
massive blowers on the roof connected to eight
louvered outlets on the walls and ceiling that
electronically turn on and open upon command which
evacuate the smoke in two minutes.
Power: There are
3,200 amps of power inside the sound stage. There
are mouse holes in the building to accommodate any
amount of power that may need to be brought in.
Satellite Broadcasts:
The mouse holes also will accommodate live
feeds to satellite trucks for world-wide
broadcasting.
Catwalk/Cameras:
The catwalk system is extra wide to accommodate
cameras and maneuverability for direction for shots
up in the catwalk and to the floor below for direct
overhead shots.
Multi-purpose Room:
The sound stage auxiliary building can be used as a
theater lobby, a production office, green room,
staging area or a rehearsal hall.
Trailer Parking & Power:
There is trailer a parking area next to the sound
stage containing full power for bangers, star
wagons, hair/makeup/wardrobe trailers and more.
Hurricane-proof Sound
Stage: The sound stage is constructed of
18 concrete/rebar tilt-wall slabs weighing 50 tons
each. The roof is designed specifically for Florida
rain, storms and hurricanes constructed with
concrete and seven additional layers of insulation
for maximum quiet. The building will withstand 200
mph winds.
Load-in Doors:
There is a 22’ tall elephant load-in door and a 12’
3-ton door vacuum sealed load-in side door. There
are four additional sound-lock doors for entry.
Production Bungalow:
Located next to the sound stage is new Production
Bungalow with green room for Stars, their entourages
and their children. There is a dressing
room/bedroom, a kitchenette, a conference room with
meeting table for 6 persons and a handicap bathroom
with shower.
Production Offices:
The Production Offices measure 2500 sq. ft. and have
12 offices including two conference rooms.
Parking: Ample
parking is provided with turn-around for
18-wheelers.
Set Construction Shop:
Set construction shop is available when needed.
Picture Car Paint Shop:
Car, truck and prop paint shop with high exhaust
fans available when needed.
Assembly, Construction,
Staging Area: An non-air conditioned 3800
sq. ft. metal shed space is available for all types
of shop work.
Additional Property:
G-Star is purchasing a one acre lot next to the
sound stage to build another sound stage on in the
future. One half of the acre lot can be utilized by
the film company for parking, tents for catering,
etc.
Additional no charge:
A 7-ton capacity forklift and a 25' scissor lift for
high shots.
Rental: A 600
amp Genny, a 5-ton grip package, a million-dollar
prop trailer & shop, 40’ Snorkel lift.

Fees:
Payment is due in Advance
G-Star Studios/Sound Stage Lease Contract requires
full payment(s) in advance (prior to turn-key). A
Damage/Overage Deposit (listed below) will be held
for a period of 60 days post departure to cover
unforeseen, extreme, unique or additional costs
incurred during the use of the Sound Stage.
Certificate of Insurance ($1,000,000) required 72
hours in advance listing G-Star Studios as
Co-Insured.
Cost of Incidentals
The cost of incidentals is pro-rated
per month include:
Damage/Overage Deposit - $1000
Electric - $100/day
Housekeeping/Janitorial - $100/day including sound
stage, $50/day not including sound stage
Trash Removal - $50 per week
Internet – $40 per month
Copy machines - copies at 10 cents/page
Phone – Production Company to use its own cell
phones
Supplies – paper goods (i.e., tp, tissue, paper
towels, etc.) $50 per week
Water – $25 per week
Property damaged/broken/missing will be considered
“purchased” by the lessee.
A cancellation fee may be incurred
if less than 72 hours notice is given. |
Default on Production
Dates
A default penalty that may incur
should the leasing party require a change in
arranged dates. The amount shall be negotiated prior
to the Lessee taking possession of the property.
Should no conflict occur in conjunction with a date
change, no default penalty will be charged. Special
consideration is exercised for unique contract
holders, such as a party contracting for an extended
period of time.
Contracts will require deposits paid in full, in
advance, with an allotted timeframe for payment,
plus a guarantee to cover any outstanding balance.

Stage Manager for use
of Sound Stage only
Stage Manager [Art Shipee] AKA “World
Wide Entertainment Services” will separately invoice
by independently generating his own
invoice/contracts. Following notification by Greg
Hauptner, Stage Manager will deliver his
invoice/contract to accountant Richard Gurevitz. Art
Shipee’s fees and charges $35 per hour; $187.50 for
5 hour day; $385 for a 10-hour day; $52.50/hour for
next 6 hours over 10 hours; plus an additional
$17/hour for hours extending beyond 16 hours. |
